The Fee You’re Not Paying Yourself

I often help new and experienced investors run the numbers on their real estate investments. Consistently, one line quietly disappears: the property management fee. More often than not, it’s because they plan to manage the investment themselves.

But removing that line doesn’t remove the work — it just hides the true cost of the investment. And someday, you might want to step back from managing your properties. Skip the line item, and you put the investment at risk, and yourself in a box — unable to step away from a role the numbers were secretly depending on.

"Run your real estate investment numbers like you're not involved."

So include property management in your numbers, whether you hire it out or not. If you’re managing your own investments, pay yourself for it. You’re spending real time and effort — donating evenings and weekends to tenant calls, maintenance, and rent collection. That work has value. Reward yourself for it today, so the numbers stay honest — and so you’re always free to step back without the investment falling apart.

THE TAKEAWAY

If a real estate investment only cash flows because you’re managing, it doesn’t actually cash flow. Include management fees — every time.

The Fee You’re Not Paying Yourself

If a real estate investment only cash flows because you’re managing, it doesn’t actually cash flow. Include management fees — every time.

Real Estate Rewards Grit, Not Just Capital

Most investors analyze a property using only the obvious monthly expenses. But many leave out real current and future costs. Leave those out and your cash flow projections are fiction.

Real Estate Rewards Grit, Not Just Capital

The returns you earn as an investor are downstream of someone's willingness to be uncomfortable.

Buy 100% of the asset for a fraction of the price

Real estate lets you control the whole asset while someone else helps pay for all of it. The banks give you most of the money and the tenants pay for the bank loan.

Cash flow is king – and it’s not about getting rich

Cash flow isn't the prize — it's the seatbelt. It's what protects your investment long enough for the other profit centres to do their job.
