Why Doesn’t Everyone Invest in Real Estate?

Real estate has quietly built more millionaires than almost any other asset class, so “why isn’t everyone doing it?” I hear this question a lot when I show the projections for a building to investors interesting in partnering. When you demonstrate that a building has the potential to generate multiple times the regular markets, it’s hard to imagine anyone would invest in anything else.

So, why isn’t everyone doing it? The honest answer is that it can be very intimidating. Your first home purchase can be scary enough. Now imagine a scenario where you are buying a $7,000,000 building with 55 tenants and all the challenges that come along with that purchase. You also need investors that trust you with their money to provide the $2,000,000 for down payment and closing costs. And then there is years of managing the building performance to ensure it continues being a great asset. It’s a massive mind-set shift that most people aren’t willing to take on.
